General Manager

Job Description:

We are looking for an innovative, forward-thinking, and experienced individual to fill the position of General Manager (Garden City Mall) . The position will report to the Portfolio Executive.

Job Purpose.

The overall purpose of this role is be to deliver a positive return on investment through achieving projected income growth of the mall and effective asset Management and control.

Main areas of Responsibility

Coordinate the preparation of accurate budgets as per the annual budgeting cycle
Analyze and track operating costs against approved forecasts
Analyze monthly income/expenses, financial statements, and management reports
Control overhead costs including wage and salary allocation, County payments and ensure statutory payments are made within stipulated timelines
Calculate operating costs for charge-out to tenants and ensure recovery of operational costs in accordance with lease terms
Execute prudent credit management procedures
Coordinate the preparation of monthly, annual and other management reports
Manage the procurement of cost-effective services and performance of contractors
Coordinate the preparation of profitable leasing contracts
Ensure that all buildings, grounds, and equipment are well maintained and in optimal working condition
Keep abreast of all mall activities in respect of tenant movement, new developments, major vacancies and other management strategies
Plan, coordinate, and drive mall marketing, advertising and promotions activities
Manage the tendering process
Formulate and propose the business plans for the mall
Facilitate general maintenance of buildings and premises including refurbishments and major repairs as required
Responsible for compliance of Occupational Health and Safety and all other statutory requirements
Review rental income quarterly and ensure the best possible rate is achieved and maintained
Participate in selection and hiring of new staff and assignment of duties as necessary,
Provide leadership to assigned staff through effective setting delegation and communication

Required Education &Experience

Degree in Property Management/ Business/Economics/Finance or related filed
10 years of related experience, with at least 5 years in a similar role managing a shopping mall above 30,000sqm
Excellent understanding of Mall Management procedures and practices
Knowledge of budgeting, service contracts, and leasing agreements
Strong problem-solving skills
Ability to use all related maintenance equipment and computer applications
Multi-cultural mall management experience will be an added advantage
Strong sales, negotiation communication, and people management skills
Current membership and in good standing with Estate Agents Registration Board
